These will be used for general industrial purposes and as storage/warehousing, excluding vehicle repairs.
Currently a hardware store, the site will offer smaller, flexible units to ensure the property’s long-term viability.
Units will measure approximately 87, 175, and 139 square metres respectively, and will maintain the existing 12 parking spaces.
The site is in a mixed-use area, close to commercial and residential developments, and is well-connected by public transport.

The County Durham Parking and Accessibility Standards have been met and the site is in a low flood risk area and will retain its current drainage system.
Minimal changes will be made to the building, including the addition of two fire doors and internal adjustments to suit the new uses.
The plans were submitted by Bescol Ltd through DPP Planning, and no objections were raised by the Highways Authority, Ecology, or Environmental Health.
During public consultation, 67 neighbours were notified, and no comments or objections were received.
Several conditions accompany the approval.
The development must begin within three years from January 22, 2025.
The units are restricted to the approved uses, excluding vehicle repair, servicing, and distribution.
Operating hours will be restricted to 8am to 6pm on all days.
The existing parking spaces must remain unchanged.
Some additional requirements include compliance with the approved plans, and any new signage may need separate advertisement consent.
The project is exempt from the Biodiversity Net Gain requirement as it was submitted before April 1, 2024.

The closest residential building is 30 metres away, and no objections have been raised.
