Plans to convert village stable into house submitted to council

Proposals, submitted by Mr Steven Armstrong, seeks to transform the former stable and garage block into a single-storey, four-bedroom house at the site west of Denetop Bungalow, Brackenhill Avenue, Shotton Colliery.

The site, covering an area of 1,104 square metres, is currently unused.

Plans for the conversion outline that the existing materials, including facing brick and render for walls, and concrete interlocking tiles for the roof, will be retained.

No changes will be made to the current access arrangements, and the site will continue to provide five car parking spaces and six cycle spaces.

The proposal also states that the site is not in a flood risk area, with surface water disposal planned via the main sewer.

The project, according to the proposal, is expected to have no significant impact on biodiversity and qualifies for a biodiversity net gain exemption as a self-build development.

The conversion will see the stable area increase from 158 square metres to 235 square metres of residential space, resulting in a net increase of 77 square metres.

The application was registered on January 22, 2025.

Durham County Council will make a decision on the application in the coming weeks.
